1. Reservations & Bookings

  • All reservations are subject to availability and confirmation.
  • A valid credit card or advance payment may be required to secure your booking.
  • Rates are quoted in USD and may be charged in Sri Lankan Rupees (LKR) at the prevailing exchange rate.
  • Prices are inclusive of applicable taxes unless otherwise stated.

2. Check-in & Check-out

  • Check-in: 2:00 PM | Check-out: 11:00 AM
  • Early check-in and late check-out are subject to availability and may incur additional charges.
  • Valid government-issued photo identification is required at check-in.

3. Cancellation Policy

  • Free cancellation: Up to 72 hours before the scheduled check-in date.
  • Late cancellation: Within 72 hours — one night's room charge applies.
  • No-show: Full booking amount will be charged.
  • Special rate bookings, promotional offers, and peak-season reservations may have non-refundable conditions, which will be communicated at the time of booking.

4. Experiences & Activities

  • Experience bookings should be made at least 24 hours in advance.
  • Some activities are weather-dependent and may be rescheduled or cancelled.
  • Guests participate in all activities at their own risk. A liability waiver may be required for certain experiences.
  • Minimum age requirements may apply for specific activities.

5. Tea Shop & Online Orders

  • All online tea shop purchases are final once shipped.
  • If you receive damaged or incorrect items, please contact us within 7 days of delivery for a replacement or refund.
  • International shipping times are estimates and may vary due to customs processing.
  • Import duties and taxes are the responsibility of the buyer.
  • Subscription boxes may be cancelled with 7 days' notice before the next billing cycle.

6. Children & Family Policy

  • Children of all ages are welcome.
  • Children under 5 years stay free of charge in existing bedding.
  • Extra beds for children aged 5–12 may be available at a supplementary charge.
  • Children must be supervised by a parent or guardian at all times, including at the pool area.

7. Property Rules

  • Smoking is permitted only in designated outdoor areas.
  • Guests are responsible for any damage to property or furnishings during their stay.
  • Quiet hours are observed between 10:00 PM and 7:00 AM.
  • Pets are not permitted on the premises.

8. Liability

Adyaa Villas shall not be liable for loss, damage, or theft of personal belongings. A safe is provided in each room for valuables. We reserve the right to modify services, facilities, and pricing without prior notice. Force majeure events (natural disasters, political unrest, pandemics) may result in service modifications; in such cases, we will offer rebooking or credit.

9. Governing Law

These terms are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any disputes shall be subject to the jurisdiction of the courts of Kurunegala, Sri Lanka.
